Fiserv is seeking a Facilities Manager with strategic, project related experience and critical environment knowledge to manage existing facilities (responsibility for approximately 150K – 350K SF) in Metro Chicago and Northern Indiana. Reporting to the Regional Facilities Manager, the Facilities Manager has a unique opportunity to prioritize opportunities, find or create new ways to increase efficiencies by bringing top tier experience to Fiserv.

The Facilities Manager will be responsible for creating a safe, and high-performing workplace; resulting in the best associate and visitor experience, enhanced brand, lower costs, and reduced risk. The Facilities Manager is an integral part of the facilities team and will create partnerships and drive collaboration by working effectively with Executives, Operational leaders, Associates, and vendors to ensure a clear path to achieve goals and targets in a timely and quality manner.

_Job Summary_

  • Directs, plans, organizes and controls all aspects of the operation of a highly effective, reliable, and efficient office building, associated structures, and support service, ensuring the facilities are well-maintained. Provide a, safe, clean, and economical work environment for Fiserv associates assigned to the sites;

  • Have knowledge of critical environments that support server rooms or computer operations this includes; management and coordination of all building repair and maintenance activities (including all scheduled preventive maintenance for critical infrastructure like Generators, UPS and supplemental A/C units); manages in-house and outsourced maintenance routines and testing regimes. When maintenance is performed with contracted vendors, monitors work and assures completion of work in accordance with GRE standard operating procedures and methods (SOP/MOP)

  • Manage projects including construction, relocation, and decommissioning of facilities;

  • Works with local landlord(s) to make sure they are complying with the lease; coordinating work with the landlord(s) as required; being the point person to the landlord(s) to address issues;

  • Act as Business Partner to Business Unit leadership. Anticipate service needs proactively and respond;

  • Work with landlord to address any issue and make sure Fiserv and Landlord remain compliant with the lease agreements;

  • Display high level leadership skills;

  • Interact with business unit leadership, executives, associates, and visitors to determine facilities and service requirements, recommend appropriate fulfillment solutions and report service level performance as appropriate;

  • Provide effective and efficient space resource management and develop optimal space utilization plans;

  • Plan for and coordinate ongoing facility moves, adds and change activity (churn), including workstation design layouts, set ups, and reconfiguration projects;

  • Manage all maintenance, construction, and critical system replacement projects. Develop project scopes, budgets and schedules and secure necessary executive approvals. Assemble the necessary team resources, track progress, and provide written documentation of ongoing project status through to completion.

  • Mobilize, plan, and manage 24X7 responses to emergency events. Oversee facility disaster backup and recovery planning, Business Continuity Planning (BCP), Life Safety training and drills. Assure compliance with local health and safety regulations and all other applicable Federal regulations.

  • Participate in furniture, fixtures and equipment selection and preferred suppliers of same.

  • Develop and maintain effective and productive vendor relationships. Stays abreast of emerging trends in modern office layout and techniques (including work from home strategies) and manage the implementation of the Fiserv Standards Program.

  • Negotiate contracts for facilities products and services, issue requests for proposals (RFPs) as necessary and select vendors in cooperation and accordance with Enterprise Sourcing policy. Maintains the database of approved vendors for the Facilities.

  • Develop annual site Expense and Capital Budgets, track and approve expenses, identify and propose capital improvement recommendations and develop cost estimates for decision makers. Obtain necessary quotes for proposals and then, upon approval, manage all capital improvement implementation projects.

  • Other duties as assigned.

  • Travel up to 25%

_Supervisor Responsibilities_

  • Manages and coaches facilities staff to deliver excellent service.

  • Provides formal supervision to individual employees within single functional or operational area.

  • Recommends staff recruitment, selection, promotion, advancement, corrective action and termination.

  • Plans and monitors appropriate staffing levels and utilization of labor, including overtime.

  • Prepares and delivers performance appraisal for staff.

  • Mentors and coaches team members to further develop competencies.

  • Leads by example and models behaviors that are consistent with the company's values.

_Education and Experience_

  • Bachelor’s Degree or equivalent in Facilities Management, Construction Management, and Real Estate Business preferred. Minimum of six years of related experience and/or training.

  • Previous experience in a managerial capacity

  • Excellent leadership, written/verbal communication and interpersonal skills

  • Self-motivation and organizational skills with the initiative and ability to complete projects in a timely manner and proven ability to work under pressure

  • Experience with critical systems environment, data center or server room infrastructure, process and operations

  • An operational knowledge and proficiency in Microsoft Office suite (Word, Excel, PowerPoint) and other management systems

_Certification and/or License_

  • Certification as Facility Management Professional (FMP) and/or Certified Facility Manager (CFM) is Preferred.

  • Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable services. Ability to effectively present information. Ability to respond effectively to sensitive issues.

_Financial Knowledge_

  • Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

_Reasoning Ability_

  • Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.

_Other Skills and Abilities_

  • Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to use work order system. Working knowledge of architectural, electrical and mechanical systems. Working knowledge of leases, contracts and related documents.
